Policies and Forms

 Rental Policies

To make a reservation, you will be asked to provide your full name, contact number and mailing address.  A rental contract, invoice and payment schedule will then drafted and sent to you by email.  Please sign the contract and mail to the address provided along with the security deposit, to hold your reservation.

Deposits

 DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit is required in the amount of: 
Main House- $475
 Creek Side Cottage- $125
 Lakeside Retreat- $125
 The Outpost- $75
 This must be received within seven (7) days of booking the reservation in the form of a check or money order (no credit cards may be used for deposit) to secure your booking. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; LRR may apply the Deposit against any amounts owed by Guest or any one or more of the Attendees or any damages or loss caused by Guest or any Attendees.  Any unused portion of the Deposit shall be refunded by LRR no later than thirty (30) days after the Departure Date provided the following provisions are met:
a.    There is no cancelation without a 30 day notice. (See Section 3)   
b.    No damage is done to home or its contents, beyond normal wear and tear.
c.    No charges are incurred due to contraband or collection of rents or services rendered during the stay.
d.    All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the        dishwasher and cleaned.
e.    All keys are returned upon check-out.    All charges accrued during the stay are paid prior to departure.
f.     No Rules or Regulations are broken or disregarded
g.    No linens are lost or damaged.
h.    NO late check out.

Payments

An advance payment equal to 50% of the rental rate is required Sixty (60) days before arrival. The advance payment will be applied toward the room rent.  The Remaining Balance of rent must be paid Thirty (30) days prior to arrival. Please make payments in the form of personal checks, bank money orders, cashiers checks, traveler’s checks or credit card payable to Longhorn River Ranch. The advance payment is not a damage deposit.

Cancellations

A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date are subject to a 5% Cancellation fee or $50, whichever is greater.  Cancellations or changes that result in a shortened stay or that are made within 30 days of the arrival date; forfeit 

Forms

Every guest of the Longhorn River Ranch is required to sign both the Longhorn River Ranch Rules, and the Release and Indemnity provided for download below.  You may choose to download print and mail the forms before your stay, or bring them to the ranch to be collected upon arrival.
